Assumptions
Rent: 1450 sq. ft. @ $20.00 sq .ft plus $6.50 expenses annually, 3.5% escalation
Tenant Finish: 1450 sq. ft. @ $150.00 per sq. ft. 10 year financing at 9%
Staffing: Three employees at $23.50 per hour plus 20% benefits, 4% annual escalation
Base Income: represents gross revenues reduced only by projected facility and staffing costs
